About Eastdale Village

Located on the east side of Poughkeepsie spanning U.S. Route 44 (Dutchess Turnpike), Eastdale Village will create a new town with a smart-growth designed, walkable commercial and residential neighborhood with a pedestrian center. People can live, work, shop and play in this neighborhood inspired by traditional Northeastern main streets and neighborhoods.

 Project Scope

  • Strategically located on Route 44 on the east side of Poughkeepsie, approximately 2.5 miles northeast of the City of Poughkeepsie and 3 miles southwest of Pleasant Valley.

  • The development will be located on both the North and South sides of Route 44.

  • Near Vassar College, Culinary Institute of America, Marist College & IBM.

  • Less than 1 mile East of Adams Fairacre Farms.

  • Within 15 minutes of the both the Poughkeepsie Train Station and Taconic State Parkway.

 Project Development

  • Approximately 390 residential units that will meet the needs of a broad cross-section of the area.

  • Over 120,000 square feet of restaurants, retail, service, medical and office uses.

  • Central green with music pavilion for events and festivals.

  • 35 out of the 60 acre project will be developed, leaving the remaining 25 acres as a dedicated Town of Poughkeepsie natural park. This natural park will include a large party pavilion and rest rooms open for public use.



  • The project includes a combination of townhomes, three-story apartment buildings and live/work spaces.

  • Choice of Elevator-serviced, center-corridor apartments with optional balconies.

  • Choice of residential buildings with direct exterior access to your front door.

Work and Play

  • There will be main entrances to the site from both the North and South sides of Route 44 with a new high tech traffic signal.

  • The architecture projects an organic growth of two/three-story buildings with commercial uses on the first floor and second floors.

  • Eastdale Avenue will include outdoor dining, a public green, benches & bike racks. This main-street area will be home to evening and weekend events.



  • Eastdale Avenues architecture is inspired by traditional Northeast main streets and neighborhoods, where people walk from shop to shop, and enjoy a sense of community and belonging.

  • The apartment buildings and coach homes have private entrances, front‐facing gables, and window and door patterns that recall traditional residential architecture styles found throughout the Hudson Valley.

  • Pedestrian friendly sidewalks provide a connection to central greens, neighborhood buildings and a mail center. There will be plentiful on and off street parking along our tree-lined streets.
